Is Qualis Management still providing a repair service?
Yes, we are committed to continuing to provide a full repair service to customers renting their homes from Epping Forest District Council. We are continuing to follow the Government guidance, which applies to construction and trade related work.
What work is Qualis Management still able to carry out?
We will carry out emergency and routine repairs and works required to re-let vacant homes. Larger jobs may need to be broken down into multiple visits to limit the amount of time in homes or help ensure social distancing.
How are we keeping customers and staff safe?
Our top priority is keeping our customers and staff safe. All of our team are using the correct equipment such as face masks, gloves and wipes. When work is being carried out within your home, customers will be asked to social distance and to stay in a different room to where the repair work is being carried out. Staff will not be able to accept food or drinks.
What if the operative due to visit me must self-isolate, will my repair be cancelled?
We are following the Government guidance on self-isolation, so our operatives may be required to self-isolate at short notice. If this impacts our ability to be able to attend your repair as agreed, we will contact you as soon as possible, to make alternative arrangements.
How should I cancel a repair if I am self-isolating or shielding?
If a visit is arranged and a member of your household has symptoms or is self-isolating, please call 0333 230 0464 between 9am and 5pm Monday to Friday and your appointment will be rearranged, unless it is classed as an emergency repair.
What should I do if I have an emergency repair and I am shielding or self-isolating?
If you are shielding or self-isolating and have an emergency repair please call us on 0333 230 0464. We will still attend to the emergency and we will talk you through the next steps.
What are the current lead in time for repairs?
We are currently taking six days on average to complete all types of repairs. One of the consequences of Covid-19 is that some parts and materials are difficult to source due to national supply issues. We will advise if there are likely to be any delays. We are working with our network of suppliers to increase stocks and minimise the impact on response times.
Who are Qualis Management?
We are the management services company of Qualis Group Ltd. We are responsible for carrying out day to day repairs, planned maintenance and emergency repair services for customers renting their homes from Epping Forest District Council.
Who are Qualis Group?
Qualis Group has been established by Epping Forest District Council (EFDC) to ensure that the council’s objectives to create more jobs, grow the local economy, improve housing and public amenities are achieved going forward.
What are the subsidiary companies that form Qualis Group?
The Qualis Group consists of three companies. Qualis Commercial, Qualis Management and Qualis Living. Each of these companies will have a common purpose to enhance the District through regeneration, investment and asset management to support the community.
What does Qualis do with its profits?
Unlike other developers on the open market who will keep any profits made, all profits made by Qualis Group will be reinvested back into protecting front line services and keeping Council Tax low.
Why was Qualis Management Setup?
Qualis Management was setup to provide efficient and high-quality services to customers of Epping Forest District Council. The repairs contract with Mears was due to expire in 2020 and as a result, Qualis Management was formed.
Where are Qualis Management based?
As part of the initial setup to deliver the repair service and to ensure lower costs, we continue to use the depot at Oakwood Hill as a base of operations.
What are Qualis Management doing to reduce its carbon footprint?
We continue to review the options to reduce our carbon emissions as a business, in particular our fleet. Currently electric vehicles (vans of the size and load capacity which are required to deliver the maintenance service) will not be available, at the earliest, until 2022. There is currently limited infrastructure and electric charge points around the district, which is challenging given the vast geography which we need to cover. This will take several years to evolve and for the market to mature. We are trialling this year, two medium size hybrid vehicles. We will review the success of these and then consider our strategy for a phased roll out to the fleet, when vehicles come up for renewal.
